REAL ESTATE
: TERMS ON REAL ESTATE: 10 % Non- Refundable down payment on day of the Auction, upon signing a contract to purchase. Balance in 30 Days. The down payment can be paid in cash, personal check, corporate check, Credit Card, or a cashier's check. The remainder of the purchase price is payable in cash at closing.

FINANCING: Keep in mind that YOUR BIDDING IS NOT CONTINGENT UPON FINANCING, so be certain that you have arranged financing if you need it and are capable of paying cash at closing.

CLOSING: Closing will take place in approximately 30 day's after auction

POSSESSION: Possession will be given 45 days after the auction, except the crop land, which will be given after the 2010 Crops are out.

TAXES: Taxes will be prorated to day of closing.
TITLE: Seller will furnish the successful bidder(s) an Owner's Policy of Title Insurance in the amount of the purchase price and will provide deeds conveying the Real Estate to the Buyer(s).

AGENCY: The Lewis & Lambright, INC, and its representatives are the exclusive agents of the sellers.

SURVEY: Any need for a survey shall be determined solely by the Seller at the Sellers option. Seller shall provide a survey for any parcel where there is not existing Legal Description or where new boundaries are created by the tract division. Closing price shall be adjusted to reflect any difference between advertised and surveyed acres.
